Self Directed Retirement Accounts

Qualified Plans and Retirement accounts such as IRA's, Keough Plans, SEP Plans and Roth's are not limited to investing in stocks and may invest in real estate, partnerships, LLC's, commercial paper, mortgage notes and other instruments. Major pension funds and institutional portfolio managers frequently advocate for a diversified portfolio that includes anywhere from a 10 - 30% allocation to commercial real estate.

Commercial real estate is a unique investment in that it offers the potential for both income and appreciation with less volatility than a combination of stocks and bonds. When added to a portfolio of stocks and bonds, real estate provides investment characteristics that can elevate overall return, hedge inflation and significantly lower portfolio risk.

There are a number of prohibited transactions for Self-Directed Retirement Accounts. These include the borrowing of money from your IRA, selling your own property to your IRA, unreasonable compensation to yourself for managing your IRA and using your IRA as security for a loan. Direct investment in collectables, which include works of art, rugs, antiques, coins and other such items is also prohibited as is investing with an immediate family member. There are further prohibitions that relate directly to real estate such as leasing your property to yourself, your ascendants or descendants. A qualified Administrator assures that you invest in ways that do not disqualify your plan.
