ROLE: Sole Leasing Representative & Co-Owner, 1999 - 2007


300,000+  square feet of Class A & B office space in 9 buildings comprising over forty tenants with staggered lease expirations

Achieved less than 3% vacancy for last three years of management

Tenants include Liberty Mutual, Irving Oil Company, Hesser College, the IRS, Pannaway Technologies.

Responsible for current plan to convert entire Office Park to Leeds Certified Project (in process).

Millenium Office Park

155 Borthwick Avenue, Portsmouth, New Hampshire 

ROLE: Design, Construction, Sole Leasing Agent, 2002  - 2007

Two 50,400 square foot Class A medical office buildings bordering Interstate 95

Planned overall architecture and site layout and redesign for better atrium between the buildings and additional parking beneath the West building.

Successfully leased 100% of the East building  in 1.5 years: tenants include HCA Portsmouth Regional Hospital, Fresenius Medical & Eyesight Opthamologists

Flextronics International

164-166 Corporate Drive

Pease International Tradeport, Portsmouth, New Hampshire

ROLE:  Workout and Leasing Manager, 2002 -2005

300,000 square feet of ultra-modern manufacturing space in 3 buildings
Fifteen year lease negotiated with Flextronics International in 1999-2000
Sub leased to other tenants upon Flextronics exit from New Hampshire in 2003, thanks to design modifications insisted upon during negotiation to allow for alternate uses.

High bay design with windows all around allows for later conversion to multi-level office or a variety of manufacturing uses.

ROLE:  Design, Construction, and Leasing Manager

ROLE:  Construction and Leasing Manager, 2000 - 2005  Co-responsible for architectural design of the 80,000 sf office building
Co-responsible for building negotiation and leasing to 100% occupancy

ROLE:  Co-Leasing Agent 1999-2005

80,000 square foot Class A office and retail building

97% leased currently and 85% leased upon completion

Owner turned down offer for 100% occupancy of office by credit tenant before completion

Hilton Homewood Suites Hotel                                    100 Portsmouth Boulevard, Portsmouth, New Hampshire

Co-Developer, Partner &  Financing Consultant for this 108-suite extended stay hotel, 2004-2005

Facilitated the marketing of hotel services to major corporate tenants in the immediate vicinity.  

Provided Financing Consultation that resulted in eventual use of the Federal New Market Tax Credits Program to finance the project at a 20+ % discount over the term through the use of creative financing tools.
Hotel now operates at 85 % occupancy after 3 years in existence.

ROLE:  Asset Acqusition, Leasing, Management & Partner 2007 - present

60,000 square feet of office condominium
100% leased to institutional grade tenants

ROLE:  Investment Analysis for Partners and Banks, Partner 2006

144,704 square foot multi-tenant R & D building on 19 acres.
Supervised partial land sale for hotel development & creative re-use of existing building to “flex space”  for technology companies
Conducted all investment analysis for lenders and partners
Active investment partner in the asset

ROLE: Development and Leasing Manager 2002-2007

100,000 square foot build-to-suit for Aprisma Technologies

Subsequently sub-leased portions of the building to Liberty Mutual and Tyco International
Maintained 100% occupancy since delivery to current date

ROLE: Sole Selling Agent for the Owner 2002

Sold 25- year-old 40,000 sf Industrial Building for the highest price paid per square foot for industrial space to that date.

ROLE: Redevelopment Consultant and Broker 2005-2008

20+ acres of valuable industrially zoned land with potential for retail use

Analyzed use and zoning parameters  for highest and best use

Identified target audience and marketed land
Achieved highest value sales in the vicinity for useable land mass

Land sold  to two separate developers for a 75 room La Quinta Hotel, now approved, and 30,000+ sf office condominium now completed and sold for record market value
Each use required difficult variances from the Town of Newington for their development

Pizzeria Unos

Adaptive Re-use in Newington, New Hampshire

ROLE:  Sole Creative Re-Use Consultant, Broker & Financing Facilitator  2008

Acted as Third Party Consultant hired to negotiate procurement and successful conversion of highly visible retail property into an alternative medical use


Added value through achieving financing terms for Buyer from both the Seller and conventional banking sources unattainable otherwise

Coordinated contractors for conversion of use from retail to veterinary medical at less than $50 per square foot

Location now is out-performing all others in the chain
